Land banking is the practice of aggregating parcels of land for future sale or development. Vacant land with a development horizon beyond 5 year (AKA HORIZON 5) gets ignored by most new investors balked by the thought of managing the site and generating a holding income in an unfamiliar sector.
Unlike most residential and commercial buildings, vacant land costs less and is a resource with a supply that is ever decreasing and a demand that is constantly on the rise. Most investors don’t pay much attention to this opportunity because they don’t have patience, but what about the long-term? What about retirement? Thinking 10, 20 or even 30 years from now is what major developers have been doing for decades and reaping the rewards. It seems simple in theory, buy land on the outskirts of a city and then they wait for the population to grow to them. Buying at today’s low prices before anybody else perceives the value and wait for the growth to come, land prices to spike and cash in.
